What are the necessary steps to obtain a Thailand Elite 20 year visa while buying a condominium at Southpoint?

  • 1.Select your unit and pay a THB 100,000 reservation fee.
  • 2.Submit your Thailand Elite Application together with a copy of your passport and a current photo
  • 3.Wait 10 - 14 days working for your application to be approved
  • 4.Before or on approval, sign the Sales and Purchase Agreement (SPA) and make the appropriate down payment to secure your 20 year visa and unit
  • 5.Over the remaining construction period, make the required installments to make up the balance of your purchase price
  • 6.On completion of Southpoint, transfer your unit from Kingdom Property into your name (s)*
  • 7.Send copy of title deed to Thailand Elite for verification to avoid cancellation of your visa.

*A co-owner of the unit can also apply for a 20 year visa with an additional charge

  • Every time that member arrives in Thailand by air, the immigration office at the airport will stamp a 1 year permit to stay into their passport automatically. If the member stays for 1 year consecutively without leaving the country then he/she needs to apply for a stay extension. For assistance with this service, kindly contact Member Service Team 2 weeks before your existing permit to stay expires. No, the Thailand Elite visa is classified as a tourist visa.. A foreigner holding or seeking a work permit is not recommended to change to a Thailand Elite visa in order to obtain / renew their work permit.

The 5 years Thailand Elite visa can be arranged:

  • Upon arrival, at Suvarnabhumi, Phuket or Chiangmai International Airports.
  • If member is already staying in Thailand, they can apply for the visa only at Cheangwattana Immigration Office and our staff can accompany the member to assist with the process.
  • At the Thai Embassy or Thai Consulate in the members’ s home country

Yes, a one -time transfer to a third party for the property program is permitted but membership and ownership of the property must be transferred together. The transfer fee is 20% of prevailing rate inclusive of VAT.

Yes, a maximum of four memberships per unit can apply at an additional charge of THB 500,000. The second, third, fourth members must appear as a co-owner on the SPA and title deed.

All ages qualify for the membership. Therefore, a spouse or child can be co-buyer(s) of the unit and pay the additional THB 500,000 charge for each additional visa in accordance with the other conditions stated above.

No, the Thailand Elite program was originally implemented by the Thai government and while there have been many changes in government over the 12 years since the program was initiated, the visa continues to be granted by Immigration authorities. The visa is granted and permitted by law.
